What causes pr loss in a otherwise good performing website?

It could be any of the two or both. Some websites lose page rank when Google release major algorithm changes like the Panda update. The quality of backlinks to your site, the websites linking to your site and their relevance to your site also has an effect on your rank as well as your on and off page SEO.

well thats why i asked. becouse the pr loss is from my home page. and i have not changed the content on the home page for more than 2 years.

Hi,
If you haven't changed your site much, then Google may have devalued it after Panda. Have you read the quality guidelines and compared your site to what Google is looking for as far as quality goes?
The other thing that can happen is the loss of a powerful link from a high pr site, or the loss of several links, or, Google penalizing a site that used to send you a lot of link juice.
First, make sure your site is quality based on new guidelines.
Second, continue building links. A few high PR links can do wonders, but you also need a steady stream of all kinds of links.

PR loss can also often happen when some long standing PR backlinks are taken down or the source page is removed.
If you only have a few high PR links this is often the case.
Unfortunately it is often hard to find the exact cause as PR is only updated a few times per year. So by the time you notice it's gone it could have been an issue that occurred months ago.

well thats why i asked. becouse the pr loss is from my home page. and i have not changed the content on the home page for more than 2 years.
If you haven't made any changes then it's more likely the Panda update. You might want to go over Google's quality guidelines as well as check the sites you've made your backlinks on. It's possible they're no longer considered of quality by Google as well or relevant to your site.

Mainly happen if you are not able to post unique content continuously and another reason is loosing backlinks or linked with bad neighborhood.

You don't necessarily have to post unique content continuously. One good article that gives value to readers a week should be good enough. I think backlinks and the sites that you're linking to have more bearing on PR loss than content.
